This 50,000 ft² mixed use B1, B2, B8 development involved the preparation of a site feasibility plan to ascertain and compare possible uses, all Local Authority and utilities negotiation and planning approvals, facilitation of design through team assembly, design development and delivery.
Planning approval was not easily achieved due to a particularly stringent Local Authority regime, and was the only one of eighty applications to be approved that month. This was due wholly to time spent ensuring everything proposed was discussed openly and agreed with the Planning Department on a regular and frequent basis.
Construction included the demolition of the existing factory, ground stabilisation incorporating dynamic compaction and vibro displacement stone columns, structural steel frame, insitu power floated concrete ground floor, precast concrete upper floors, fair faced coloured blockwork and ground floor level with metal cladding panel system to upper walls and roof, double glazed metal windows, doors and screens, metal bespoke brise soleil to front elevation and metal roller shutters to the rear.
The interior was fitted out with industrial ground floor units and offices at first floor level.
External works included all access, servicing and parking areas within existing site confines.
